If you ask an architect what they care about in windows, they won’t start with design.

Reading a window schedule

A window schedule is where specification becomes real.

It defines opening size, glazing type, performance class, opening style, hardware, finish, and sometimes even testing requirements. Miss one detail here, and it typically shows up on site — either as a variation order or a performance failure.

Early-stage vs tender-stage specification

At the concept stage, specifications are intentionally broad.

By the tender stage, everything tightens: performance values, finish codes, hardware specs, testing requirements, and installation tolerances. That shift from concept to tender is where many commercial projects either stay on track or start drifting usually because the window specification wasn’t developed in step with the structural and facade design.

Performance Parameters Architects Specify for Commercial Windows

Thermal transmittance (U-value)

In India, the climate zone plays a significant role in what U-value is appropriate.

Under ECBC (Energy Conservation Building Code), window U-value requirements vary by climate zone — composite, hot-dry, warm-humid, cold, and temperate. In hotter regions, lower U-values reduce heat transfer into the building, improving indoor comfort and reducing HVAC load. Air permeability

Poor sealing is one of the most common performance failures in commercial buildings.

Air leakage affects cooling efficiency, occupant comfort, and energy consumption. Architects specify acceptable leakage classes, typically Class 3 or Class 4 under EN 12207, rather than leaving it to the contractor. SHGC is particularly important for west and south-facing facades in Indian commercial buildings. Architects balance glass selection — clear, tinted, reflective, or Low-E — along with external shading devices (louvres, fins, brise-soleil) to achieve the required balance between daylight and heat control. Curtain wall systems

Used for large glass facades on commercial high-rise and institutional buildings.

Unitised systems are factory pre-assembled, and glazed panels are transported to the site and installed directly onto the structural frame. This approach delivers better quality control, faster installation, and fewer on-site joints.

Glass Specification in Commercial Aluminium Windows

Double vs triple glazing

Double glazing is appropriate for most Indian commercial conditions when combined with correct Low-E coatings and frame specification.

Triple glazing is used selectively in India, typically in cold climate zones (Himachal, Uttarakhand, Jammu & Kashmir) or where acoustic performance requirements exceed what double glazing can achieve. The additional weight and cost of triple glazing is generally not justified in hot-dry or warm-humid climate zones.

Low-E coatings

Low-emissivity (Low-E) coatings are now standard in commercial window specifications in India.

Hard-coat Low-E is more durable and suitable for single glazing or the outer pane of a DGU. Soft-coat Low-E offers better performance and is used within double-glazed units where it is protected from the environment. The choice of coating position and solar reflectance value significantly affects SHGC and U-value outcomes.

Laminated vs toughened glass

Toughened (tempered) glass offers high impact resistance and is standard in commercial applications.

Laminated glass adds a further safety dimension; it holds together on breakage rather than shattering, which is critical in overhead glazing, roof lights, high facades, and any application where falling glass poses a safety risk. For commercial facades above ground level, laminated glass on at least the inner pane is standard practice in most specifications.

Spandrel vs vision glass

Not all areas of a commercial facade are transparent.

Spandrel panels are opaque or semi-opaque glazing used to conceal structural elements — floor slabs, columns, and service zones — at each floor level. Vision glass provides clear or lightly tinted transparency. Getting the visual match between spandrel and vision glass right is a common specification challenge on commercial facades.

Structural glazing

In structural glazing applications, silicone joints carry the structural load of the glass back to the frame, eliminating external pressure caps.

This requires precise sealant specification, correct bite dimensions, and a curing and quality control process that must be managed carefully on-site. Failure in structural silicone joints affects both safety and facade appearance.

Sustainability and Green Building Compliance

IGBC and LEED

Window and facade systems contribute directly to energy efficiency credits in IGBC Green Homes and LEED India certification.

Better window performance — lower U-value, lower SHGC, higher daylight transmission — helps projects achieve credit targets in energy optimisation, indoor environmental quality, and thermal comfort categories.

Aluminium recyclability and EPD

Aluminium is one of the most recyclable building materials — over 75% of all aluminium ever produced is still in use today.
